MEALS

We have designed a daily menu for your stay, according to your preferences. We are open to changes but we need some time in advance.

Breakfast

Buffet of regional fruit, yoghurt, granola, waffles, cereals, eggs or pancakes.
Freshly squeezed orange juice, bread, coffee, a selection of teas.

Lunch

Served between 12:30 pm and 3:00 pm.

Dinner

Served between 7:00 pm and 9:00 pm.

SAFETY

You are responsible for your own safety. There will be a member of staff at Kati Kaan at all times and the area is very safe, but you are in a wild jungle which has its own inherent dangers. Please refer to the Terms and Conditions for further details.

SIAN KAAN BIOSPHERE

Kati Kaan is built inside the Sian Ka’an Biosphere Reserve. Nature thrives here, therefore, some species of flora and fauna can be harmful.

Beware of the CHECHEN trees, their resin can cause burns, so please make sure no one touches them, especially children. The leaves of these trees are easily recognizable, you can ask the Isaias the gardener to show them to you.

There is a full emergency kit available which the staff will provide in case you need it. Infants must always be supervised by an adult in all areas.

Each room has a key. Our staff has another set so they carry out their cleaning duties. You can lock up your room or leave it unlocked, as you wish. The reserve is a safe area and our staff is trustworthy. Lost keys will be charged 50 US dollars, so please take good care of them. All bedrooms have a safe box in the wardrobe where you can keep important documents and valuables.

The ocean is mostly calm and safe to swim in. However, there are times when currents are strong, you can easily identify them when waves have a white crest or when they are bigger than usual. We would recommend you not to swim too far away from the shore when this happens.

Last but not least, please wear sun protection. Due to our location inside a Biosphere Reserve, we prefer a natural, organic and biodegradable products. The strength of the Caribbean sun can be deceptive with the ocean’s cool breeze.

ENVIRONMENT

Kati Kaan is a self-sufficient and ecological habitat. The house is designed to have minimal impact on the surrounding environment. Power is generated through solar energy and wind the turbine located on the grounds and there is a backup generator. Waste products are organically processed and purified water is brought in. Please help us respect this unique and precious biodiversity that is around us.

During your stay we kindly ask you to:

Please try to avoid putting toilet paper or other paper products into the toilet, in order to avoid clogging the drainage system, use the bins that are provided in the bathrooms, they will be emptied daily.

If you turn on the air conditioning in your room, please close all doors and windows as the air will easily escape.

GENERAL INFORMATION

About Sian Ka’an

“Sian Ka’an” is translated from Mayan as “where the ocean meets the sky”.

The Sian Ka’an Biosphere Reserve was established in 1986 by presidential decree, and in 1987 the reserve was declared a UNESCO World Heritage Site.

Sian Ka’an’s size is approximately 86,306 acres.

The reserve contains three large core zones where human activity is limited to scientific research permits. Low-impact human activities and sustainable developments occur in the area of the reserve known as the buffer zone. The human population estimated is of 2,000 inhabitants, the majority of which are located in the coastal regions, especially in the fishing villages of Punta Allen and Punta Herrero. Approximately only one percent of the land within the reserve is privately owned.

Guards employed by the governmental SEMARNAT organization are stationed at every entrance to enforce the Reserve regulations.

The reserve is thought to have been inhabited in the Postclasic period (900 – 1519 A.D.). It hosts twenty-three known archaeological sites inside its boundaries. However there have been discoveries of human remains, ceramic pieces, and other artifacts that have been dated up to 2,300 years old.

The northernmost section of Sian Ka’an (where Kati Kaan is) contains what is thought to be an ancient trade route through lagoons with ruins and mangrove channels between the cities of Tulum and Muyil.

Nearest archaeological sites

Tulum ruins open from 8:00 am to 5:00 pm. We would advise you to visit the ruins either early morning or late afternoon, as there are many tours that arrive to visit them between 9:00 am and 4:00 pm (the crowds of people take away the magic from the place).

Coba ruins open from 8:00 am to 5:00 pm. Located 42 km from Tulum pueblo, Coba is one of the most untouched archaeological sites in the region. When you get to the ruins you can walk around them, hire a bicycle or even hire a “taxi tricycle” (this last option sits two people very comfortably and you are driven around under the trees... superb!). The location is extensive so we advise to use any of the internal transportation facilities: this will greatly improve your visit. There are three beautiful cenotes that you can visit in the Coba area. Tickets are sold at the ruins admission office. On the way to Coba, you will pass through three small traditional Mayan towns, which sell beautiful local handcrafts.

Muyil is open to public from 8 am to 5 pm. Located in the border with Sian Ka’an Reserve, next to the Chunyaxche lagoon. South from Tulum around 20 km you find Muyil town, the ruins are on the left hand side of the road. The site is lovely and rarely visited. A wooden tower gives you a panoramic view of the area and passages through jungle and wet-land invigorate your senses. The boat tour to Sian Ka’an also visits this site.

Note: When visiting any pace located in the jungle, remember to bring your organic, biodegradable and natural mosquito repellent.

Italian food. Located on the road that leads to the reserve, on the beach, intimate ambiance, and superb food, ask for anything, it will all be good! Very large portions! Cash only.

Hartwood
Unique experience, All food is cooked with wood fire, very fresh ingredients. You can have anything from pork to lobster, the selection is not large but there is everything for everyone. It’s a must! Cash only.

Casa Banana
Open air restaurant, set in the jungle, wood fired outdoor oven, rustic, romantic, warm and inviting. Excellent beef.

Rosa Negra
A tribute to Latin American cuisine. Gastronomic traditions from countries such as Peru, Argentina, Colombia, Brazil and, of course, Mexico. Spicy flavor. Fun high energy ambiance that builds as the night continues.

This is a boutique eco restaurant. They have a good drink menu. Thursday night party. Definitely worth a visit.

Los Aguachiles
Traditional raw seafood. Great local-style ambiance. Fresh ingredients, they use sunflower sprouts and amapola seeds for decoration, enhancing flavors. Located in Tulum’s main road going south, almost at the town’s exit.

Panna e Cioccolato
Located on the main avenue of Tulum pueblo, it has the best Italian gelato on the Riviera.

A favourite for locals and tourists, this bar is the place to go. Good live music and great mojitos with natural sugar cane. Centauro street, across from Le Bistró.

Boutique Mezcalería, across from Batey. A place to relax and enjoy great Mezcal.

Note: Some restaurants in Tulum town close on Sundays. Beach restaurants stay open all week but close earlier.

ACTIVITIES

Yoga

The best yoga teachers in the Riviera Maya offer private lessons at the villa. If you’d rather take group lessons, we recommend Yäan Wellness Spa at Be Tulum or Sanara.

Fly fishing

If you would like us to organize a day out fishing for you, please let the manager know. The most common fish found in the area are bonefish, tarpon, permit, jack, and barracuda. Although the primary fishing season is March through August, the year-round marine life provides abundant schools of all species.

Kayaks and SUP

We have two kayaks and one SUP at the villa for your use or you can take a guided tour.

Scuba diving and snorkeling

We can organize scuba diving for you with a professional certified diving instructor. There is also some snorkeling equipment available for you during your stay, please ask the manager for it.

If you’d like to try some adventure activities, you might want to try taking kiteboarding courses with certified IKO (International Kiteboarding Organization) instructors. They provide complete safety gear and the right equipment for the best learning conditions

Sailing

We can arrange sailing for you at the Puerto Aventuras area in a yacht or catamaran. Please ask the Villa Manager.

Tennis

Puerto Aventuras Golf and Tennis Club offers both activities in a lovely and private environment, surrounded by a marina.

Private planes

Let the Villa Manager know if you would like to rent a plane to fly over Cancun and the Riviera Maya.

Golf

Golf can be played at various golf courses from Cancun to Cozumel, Playa del Carmen and Tulum.

Riviera Maya Golf Club at Bahia Principe
This is the nearest golf course around, about one hour drive from Kati Kaan.

Robert Trent Jones II has managed to create a synergy between the 27 holes of this extraordinary Mayan Riviera golf course and the majestic wild Mayan jungle, surrounded by beautiful natural lakes and water holes which make playing golf a real pleasure.

Designed by Robert von Hagge, 18 hole/72 par with tee times beginning at 6:00 am, the Playacar Golf Club is 1 and a half hour drive from kati Kaan. Reservations are not required, but recommended.
The driving range is open daily.

Puerto Aventuras Golf and Tennis Club

The PA Golf course is an exciting and challenging course. This beautiful 9- hole, 36 par jungle golf course was designed in 1991 by Thomas Leman and is still one of the best kept secrets in the area. The fairways and greens are covered by a smooth carpet of Bermuda grass and surrounded by palm trees, bougainvilleas, tropical ficus and lush foliage. On your daily rounds you may encounter iguanas, deer and different species of tropical birds and other local fauna.

The golf course opens daily year round from 7:30 am until dark. Golf carts are not mandatory and reservations are not necessary.
Located right from the main highway, between Tulum and Playa del Carmen, arriving at Puerto Aventuras, go in through the Marina’s entrance, guards will guide you to the Golf Club.

Mayan Canals

Follow with this not-to-be-missed boat tour in the Sian Ka’an canal, built by the native Mayans more than 1,000 years ago. Enjoy a boat ride through the wetlands, spotting an incredible array of bird species, crocodiles and the lagoon’s resident manatees. Visit the Boca Paila bridge, where the lagoon flows into the sea. Jump in the crystal clear water and float as the current gently carries you downstream to the soundtrack of tropical birdsong.

Bird watching

Stretching nearly 1.5 million acres, the Sian Ka'an reserve is one of the largest protected natural avian habitats in the Yucatan Peninsula. As a Unesco World Heritage protected site, the place is a highly maintained ecological wonder with pristine surroundings and is great to explore and enjoy nature. Along with many stunning birding spots in the reserve, there are vast ecosystems, wildlife and reptilian species to sidetrack you from simple bird watching.

Ek-Balam: Visit this ancient Maya city, one of the most impressive ceremonial centers in the Yucatan Peninsula. Discover the mysterious Cenote Maya and its beautiful rock formations. Let the Manager know if you’d like transportation with a driver.

Xcaret: Coral reef aquarium, sea turtles, butterfly pavilion, regional wildlife enclosure, orchid’s greenhouse, tropical jungle trail, jaguar’s island, manatee lagoon. Children under 5 free.

Xel-Ha: Water Park, Mayan caves and cenotes, sea trek, float down the river, jump from a cliff into the water. Children under 5 free.

Xplor: Natural adventure park where you can fly with 14 zip lines high over treetops, drive an amphibious vehicle through the jungle and take an exciting raft ride paddling with your hands.

Punta Allen Eco-Adventure, a trip into the heart of the biosphere, visiting this fishing village, marine and wetland ecosystems, bird watching and snorkeling with turtles and occasionally dolphins.

Cenotes: The Yucatan peninsula was originally under the ocean and the region's limestone foundation is fossilized coral beds and ocean floor. There are no above ground rivers in this area. All of the ground water sinks through the porous limestone and travels to the sea in underground rivers. Parts of the limestone weakened over time and collapsed, leaving sinkholes filled with water, the cenotes. During the ice ages, portions of the underground rivers dried up and water dripping through the limestone left mineral deposits in beautiful formations. Stalactites and stalagmites formed in the caves and caverns, and were covered with water when the rivers began flowing once again. Explore some of these beautiful cenotes, Escondido, Carwash, Gran Cenote, Calavera, Tan Kah, Dos Ojos.

Swimming with Whale Sharks: Each year between June and September, whale sharks make a stop during their annual migrations at the northeast corner of the Yucatán Peninsula, to load up on the plankton and krill that currents bring to the surface. These sharks—the world’s largest—swim slowly as they filter nutrients from seawater, offering us the opportunity to swim right next to them.

Wilderness Hiking: Let Maya guides lead you through an amazing natural environment, visit the Spider Monkey Reserve, rappel into a cenote and enjoy a delicious fresh meal prepared by a Maya woman. Decide if you want to add the Cobá Ruins to this wonderful tour.

Pink Flamingo Conservation: During high season, photographers from the world over come to the Yucatán’s mangrove forests to document the spectacle of the region’s pink flamingoes, on land as well as in flight.

The Yellow City: Izamal continues to be an important ceremonial center and pilgrimage destination. Wander the streets of Izamal, known as the Yellow City, with nearly all its modern and colonial buildings painted an amazing shade of egg-yolk yellow, in a horse-drawn carriage.

Chichén Itzá, Wonder of the World: Visit the pre-Hispanic world’s most celebrated archaeological site. After Chichén Itzá, discover a private cenote, where you can swim or snorkel in the cenotes crystalline waters and relax.

Car Rental

Please ask the manager for assistance in hiring a car with unlimited mileage which will be delivered to the villa. You won’t need to go to the office to sign the contract.

SPA MENU

Swedish Massage: Thoroughly relaxes tense muscles with a variety of classic, such as kneading, percussion and long strokes. Benefits: increased circulation, relaxed nervous system and muscle detoxification.

Deep Tissue Massage: Targets muscles, tendons and ligaments while striving to release tension in overstressed areas. Benefits: alleviation of minor aches and pains, reduced body stiffness, decreased anxiety and restful sleep.

Hot Stones Therapy: Unique massage that utilizes warm oiled stones to align and harmonize the charkas (energy centers). Essential oils that correspond to each chakra are used to penetrate deep into the body and induce a deep state of relaxation and well-being. Because of the heat from the stones, less pressure is needed and a meditative state is often achieved early in the session. This treatment is also recommended as an accompaniment to deep tissue based on the deep penetrating effect of the warm stones.

Thai Massage (non-oil): Restores balance in mind and body through different techniques such as pressure points and general pressure, stretching exercises using hands, feet and elbows. It releases muscular tension, increases blood flow, stimulates endorphins and boosts the immune system.

Reflexology: The soles of the feet are energetically connected to specific areas of the body. By stimulating these points, the corresponding body parts are benefited. It neutralizes the effects of stress by inducing a deep state of relaxation that calms the nervous system and allows the body to achieve a state of equilibrium.

Lymphatic Drainage: Light, rhythmical massage that aids the body in collecting and moving lymphatic fluid, which plays a key role in delivering nutrients, antibodies and other immune constituents to the tissue cells of the body and removing debris such as toxins, cell waste and dead particles which are then cleansed by clusters of lymph nodes; this massage also works on the nervous system, lowering blood pressure, reducing stress and improving sleep patterns, giving an overall sense of relief.

Mayan Specialities

Mayan Clay Massage: This massage uses a combination of natural products we find in the Mayan region. Clay permits the body’s absorption of minerals such as calcium, magnesium and phosphorus. Clay is applied on your entire body, face and hair. This draws out impurities from the skin tissue and helps repair and sustain healthy skin. After a brief dip in the ocean to remove the clay, a ten minute gentle relaxing back massage with essential oils completes this wonderful treatment.

Sobada Maya ~ Traditional Mayan Massage: An incredible healing massage developed by the ancient Maya. It acknowledges the importance of the navel region as the body “power center”. This is a gentle full body massage, however, specific attention is given to the readjustment of the internal abdominal organs. This deep belly massage will have an amazingly profound and lasting effect on your digestive system creating a deep sense of well-being.

HELP US PROTECT THE TURTLES

Sea turtles live in all oceans of tropical and temperate waters, particularly favoring calm and shallow water even though you can find them in open seas. They usually live a lonely and peaceful life but you can also sometimes find them in groups as large as one thousand specimens.

There are seven species of sea turtles around the world, with one sub- species sometimes considered as an eighth. Four of these species visit Mexican coasts, two of them are rarely seen nesting anywhere else.: the “Lora” and the “Prieta”.

Even though they are slow and clumsy outside the water, they are extremely good swimmers and can reach speeds up to 35 km per hour.

Each year the females return to the beach where they were born to dig their nests and lay around 50 to 200 eggs. The turtles lay their eggs at night so they can hide more easily from predators. The nests remain between 45 to 65 days after which the eggs hatch and the baby turtles crawl down the beach to the sea. The nesting season is normally from May until October, with crescent numbers during new moon nights.

If you happen to see a nest, please do not disturb it or use any flashlights or camera flashes. You can sit at about 2 meters away and quietly watch, but please do not touch the animal as it might disturb the painful and long process they are going through.

When exercising on the beach, you might be lucky enough to see the baby turtles in their race to the sea. Again, please do not interfere with them, it is better to let them take their natural course to the sea, and also by letting them do it themselves, it will help preserve the instinct they have to go back to that same beach when ready to nest themselves.

In Sian Ka ́an there is an organization called “Amigos de Sian Ka ́an” which monitors and looks after the turtles. We would kindly ask you to mark the location of a nest with a stick and inform the Villa Manager, so that we can alert the organization.

PROPERTY USE, TERMS AND CONDITIONS

  1. Property Use. Exclusively for residential purposes and any kind of events, including but not limited to: weddings, footages, photoshootings, among others. Any event different from residential use to be held at the Property, will require previous written authorization from Kati Kaan. Under no circumstances will persons different from Clients who were originally indicated to as authorized to stay over and use the Property be allowed to do so. Failure to comply with the preceding and/or any of these Property Use Terms and Conditions, will entitle to terminate immediately Property use without reimbursing any amounts to the Client and consequently, Client and company must leave the Property immediately.

  2. Kati Kaan is fully staffed please enquire if extra services are required.

  3. Rates are in US dollars and do not include 16% tax and 5 % Service charge.

  4. The minimum stay is 3 nights. During Christmas and New Year, the minimum

    stay is 7 nights.

  5. Check-in time is after 15:00. Check-out time is before 11:00

  6. Reservation, Deposit & Final Payment. We require a 50% prepayment to

    confirm your reservation and the final balance (50% and security deposit) 30 days prior to arrival date. Once the booking has been processed, you will receive a reservation confirmation email that outlines a summary of your booking. Please review the information carefully and contact us immediately at julie@naiik.com if you have any questions or require any changes. If the reminder 50% has not arrived by this period, this will be considered a full cancellation. Please read our full policy. Securing your reservation means you accept all terms.

  7. Security Deposit. A 2,000 USD security deposit is required to secure the confirmation. To assure payment for any losses or damage caused to the Property, the Equipment and/or third parties caused by or derivative from Property use, the Client has paid Lolablu or relevant agency a security deposit. Notwithstanding, in case such damages to the Property, the Equipment and/or third parties caused by or derivative from Client use cannot be covered by the Deposit, the Client is bound to indemnify the Property, its corporations and legal representatives as an Indemnified Party, as well as to keep them at peace and safe from and against any demand, loss, damage, cost and expense (including any lawyer fees). The Deposit will be refunded at finalization of Use Term upon a satisfactory inspection of the Property and Equipment.

  8. Payment Method can be made by PayPal or bank transfer. Payments made using PayPal will incur an additional fee of 5%. Please contact us for bank transfer details or mailing address.

  9. Cancellations. In order for a cancellation to be valid we need a written request by you and a written confirmation of cancellation by us. Cancellations made by phone are not valid. Refunds: 25% minimum non- refundable charge of the total amount on any cancellations; 50% non- refundable charge of the total amount if Client cancels 90 to 30 days prior to arrival date.75% non-refundable charge of the total amount if Client cancels 30 days or less prior to arrival; 100% non-refundable charge for no shows or departure prior to booking dates.
    Cancellation of activities or wellness treatments made less than 24 hrs. prior to the scheduled time incur a 75% charge.

  10. Included Amenities.

  11. Changes to the dining menus are to be supplied to the Personnel members 24 hours in advance, unless alternative arrangements are agreed with the Staff.

  12. Other Amenities. (i) If the Client requires laundry services, it must be requested to the Personnel indicating the proper care of any delicate garments.

  1. Restrictions. (i) Sub-leasing the Property is not allowed for the Client; (ii) no negotiation and/or cancellation will be agreed with Personnel members; and (iv) performing or allowing any illegal acts and/or contrary to good manners and/or which may compromise Property stability, safety, hygiene or comfort and avoiding any omission also causing said results, are prohibited.

  2. Parties Liability. The Property are not responsible and will assume no fault or cost associated with and the Client hereby releases the Property from: (i) any complaint, damage, expenditure or any other financial loss, either related to a person or property that has been the result of a wound, accident, death, delay, alteration of dates or inconvenience, by any cause, including problems related to delays or cancellation of transportation, or due to inclement weather; (ii) the well being of any person with respect to any accident or other occurrence that may happen to them related to Property use; (iii) any damage caused by any natural disasters including, but not limited to, tremors, earthquakes, hurricanes, floods, and landslides; (iv) any damage to the Client’s goods, including his/her/their wardrobe when using the laundry services; and (v) in general, for any type of responsibility resulting and/or derivative from and/ or related to Property use, among others, entered into by and between kati Kaan and the Client. Consequently, the Client hereby waives to take any action, claim, complaint and/or remedy, of any kind, including but not limited to civil, criminal, labor and administrative, against Kati Kaan, the Property, their legal representatives, shareholders, directors or counselors, related, affiliated or subsidiary companies, and their respective legal representatives, shareholders, director or counselors, including but not limited to any responsibility regarding Property use and/or including without limitation any of the situations referred to in the preceding paragraph. The Client acknowledges that this exemption of liability will be subject exclusively to the jurisdiction of the judges and courts of the state of Quintana Roo, Mexico, expressly submitting to said jurisdiction and waiving to any other foreign forum and/or jurisdiction to which the Client may be entitled, due to his/her/their domicile or residence.

15. Confidentiality. The Client commits to maintain this document confidential and shall not disclose it to the media, legal or verdict and settlement publications or any other third parties if there is no jurisdictional requirement or without an official express authorization from Kati Kaan.
